Epoxy garage floor FAQ

A garage epoxy coating is a multi-layered thermosetting resin applied to concrete floors to create a durable, stain-resistant, and high-gloss surface. Unlike standard latex paint or water based kits you'd buy at big box stores, epoxy chemically cures rather than dries, providing a thick, hard-wearing protective barrier designed to withstand heavy garage traffic.

These are a few questions we get asked most often.

How long does installation take?
Count on 3-4 days for a professional installation. Day one is surface prep. This includes repairing any cracks and pockmarks, cleaning, diamond grinding or degreasing/pressure wash/etching, making sure all contamination is gone. Worth noting if we end up pressure washing, we leave a high powered fan and dehumidifier to run overnight to ensure completely dry concrete 48 hours later. If we grind, then the base coat is usually done on the same day. Otherwise, day two is the base coat and flake broadcast. Day three is the top coat with an optional 2nd top coat (highly recommended). This timeline also depends on floor size and how much prep the concrete needs. So much of epoxy is waiting for it to cure properly.

How long before I can park on it?
You can walk on the floor within six to eight hours. Driving on it takes longer. Wait two to three days before parking vehicles on a freshly coated floor. Warm tires fresh off the road can bond to epoxy that hasn't fully cured and pull the coating when you back out. Waiting for the full cure window prevents that.

What's the difference between epoxy and regular garage floor paint?
Standard floor paint is a latex acrylic product. It sits on top of the concrete and wears away with traffic and UV exposure. Epoxy is a two-part system, a resin combined with a polyamine hardener that chemically cures into a rigid polymer. It bonds to the concrete at a molecular level rather than sitting on top of it. The thickness, hardness, and durability are in a completely different category.

This is the distinction that matters most when comparing a $200 Home Depot kit to a professional Tile-Clad system. The kit performs closer to paint than a true two-part epoxy. It looks similar in photos but won't hold up the same way under real use.

Can I do it myself?
DIY kits exist and they can work. The problem is that concrete surface preparation is the most critical step in the entire process and the hardest to do correctly without professional equipment. Concrete needs to be profiled to a specific roughness for epoxy to bond reliably. Most DIY kits include a light acid wash with instructions that take twenty minutes. That's not the same as grinding, or pressure washing, degreasing, with a full acid etch on a slab that's had years of oil and tire contamination soaked into it.

Improper prep is the number one cause of peeling, chipping, and bubbling. The epoxy gets blamed. The prep is what failed.

Will the floor be slippery?
A high-gloss epoxy surface with nothing added can be slippery when wet. A properly installed floor isn't finished that way. Decorative flake broadcast into the wet epoxy creates texture, and a topcoat like Armorseal Rexthane clear coat adds additional grip and protection. The finished surface has better traction than bare concrete when wet. I also ALWAYS recommend finishing with some silica mixed into the last clear coat. This adds added grip.

How much does it cost?
The real answer is, it depends! For a full epoxy system done the right way (grind, epoxy with flake, 2 coats of Armorseal) on a two car garage will run between $7 - $8 per square foot. For a 2 car garage, this comes in at around $3000. To determine the square footage of your garage, simply measure the width and multiply it by the length. How do I clean and maintain it?
Sealed epoxy doesn't absorb oil, chemicals, or water. Spills sit on the surface and wipe up clean. Regular maintenance is sweeping and occasional mopping with mild soap and water. Avoid harsh or abrasive cleaners. They're not needed and over time they can dull the finish. Soap and water handles everything a garage floor encounters on a normal day.

How long will it last?
A professionally installed floor on properly prepped concrete with a commercial grade topcoat lasts decades under normal residential use. Twenty years is not an unusual lifespan. The floors that fail at three or four years are typically DIY installations, low-grade single-part coatings, or professional installs where prep was rushed.

Prep quality and coating grade are the variables that determine lifespan. Get those right and the floor outlasts most of the other improvements in the house.
