How Long Does an Epoxy Floor Actually Last?

This is the big question, because investing in an epoxy floor is just that, an investment. You want to make sure that the investment you make in your floor is something you never have to think about again.

A professionally installed epoxy floor on properly prepped concrete with a commercial-grade top coat like our Tile-Clad catalyzed system with an Armorseal Rexthane clear coat can last 20 years or more with normal use. I've seen floors that were done right holding up in busy commercial spaces after 15+ years. I've also seen DIY floors peeling up at the edges inside of 18 months.

The variables that actually matter are prep quality, product grade, and traffic load. Prep is about the diligence of the applicator; grind vs pressure wash/degrease/etch, etc. Product grade means the difference between a one-part epoxy paint from your hardware store and a two-part industrial system like Tile-Clad with an Armorseal Rexthane clear coat on top. Traffic load means a garage that parks two daily drivers is different from one that doubles as a workshop with heavy equipment rolling across it constantly.

Maintenance plays a role too. Sealed epoxy is about as low maintenance as a floor gets. You can sweep it, mop it occasionally, clean up chemical spills when they happen. What shortens the life of an epoxy floor is ignoring hot tire pickup in direct sun, dragging sharp or heavy objects across it, or letting standing moisture sit at the edges where it can work under the coating over time.

If it's installed right and treated reasonably well, you shouldn't be thinking about your garage floor again for a very long time. That's the point.
